hi all!!

Wanted to start out from scratch and see if there is anyone on here or online that has Bird dog training. Just looking for actionable steps to take in searching for properties.

Are there courses or YouTube.videos ?

Hi All!

If one were to be going through a divorce and it was amicable, what would be a smart way to maximizing the amount of money that can be gained from the home that the parties were living in?

1) would renting out the property be an option.  25 yrs left on note. Note is for $142k, with $135k left on the note

2) sell the home and just get out of it

3) owner finance the home to another party?

The end goal is to be able to get the maximum amount from the home. If it is possible, we would leverage it as our first investment property.

Appreciate any and all feedback.

Hi all,

Would like to jump start my investing in real estate as well as move out of my existing home. My existing home has been outgrown and does not meet my needs in regards to living, and location. My thought process was to rent this home out to 1.get me out of it and 2.get me involved with my first property.

I believe I know the answer to this, but just wanted to get a second set of eyes on this.

Current home market value $150k                                     

Payoffs is $127k

Monthly payment is $981

P&I is $588

Comparable rent in the area is $1300

Preferred to have a PM

Or is there an alternative to get out of the home and come up on the Upside?

Hi all!! I am here scrolling through all the podcast and cannot seem to locate the podcast that discussed a strategy in which the investor purchases a property, does little rehab, holds it for a few years and then sells it for gains.

Would you happen to remember which podcast that is off the top of your head?
