Thanks, I searched for Colorado Tax Certificates, all I got was made for Adense sites and ebook sites. I did run across one that said 3 years, but didn't go into much detail. So if I buy a Tax Lien Certificate that was issued in 2007 then wait until 3 years has passed if the owner doesn't pay up the deed will be issued upon request. Thanks I'll look into this more.

I can not seem to find a good source for information on this. If anyone has one please share (yes I have Googled)

I am curious to know if you buy a tax Certificate in Colorado the time required before you can foreclose on the property if it isnt redeemed.

Good ol' Google search :D

The reason I started looking is since I started recently acquiring properties out west. I got more interested in the buying selling land - owner (being me in this case) holds the title and sell with small down payment + fees kinda deal. Make interest & markup on the land. Not much risk, because if they default I have the title not them, they forfeit their payments upon default.

Just stumbled across this forum looking for somewhere to get good advice on buying property from. I'm an ex-realestate agent wanting to get my hands wet with buying land and owner financing it.
