If you are on Bigger Pockets then you should use the RentRedi software to list on multiple platforms at once. Only listing on Zillow is not a good strategy.

What is the RentiRedi software and how can I get access to it?

Good afternoon, I am a new landlord and I recently just posted my unit on Zillow. Although we have had a few applicants, I'm still having a hard time renting it (the applicants don't meet the standard) any pointers on how to go about it? Thank you.

What market is the property in? What class neighborhood is the property in? What are you having the applicants qualify against? It's impossible to provide an answer to a question with no details.

The property is in Arlington texas, the neighborhood is a really great one. Here's the listing and the standard that we require from applicants (I am following the "managing rental properties" book by Heather and Brandon Turner https://www.zillow.com/homedetails/1406-Anglican-Dr-Arlingto...

if you are getting prospects and activity, its not the price. Maybe reexamine your criteria to make sure its not too strict. If similar homes are $2500, why are you at $2150? If anything I would list around $2350. Don't stray too far from the pack

sorry I made a typo on the market price, its actually btw $2100-$2500 in the area, ours falls in the $2100-$2300 range based off similar units in the same area.

@Tosin Omoba What market is your property in, if you don't mind me asking?

Its in Arlington Tx, here is the actual link to the listing https://www.zillow.com/homedetails/1406-Anglican-Dr-Arlingto...

I did my research on what the rent goes for in that area, especially for a similar unit like mine. I also reached out to my real estate agent who kindly gave me a CMA of the area.

Quote from @Bill B.:

99% chance it’s price or advertising (quality or location).

Do you randomly guess at the rent and take the pictures yourself?

Once you get to 1 month’s extra vacancy you will have lost 8.5% and could have hired a professional property manager for 8%. You will be paying to be a property manager. So please don’t get past that before you hire a pro.

It’s similar to posting “I’m fixing my own plumbing, and it’s still leaking, what’s wrong?”

I had my real estate agent send me the comps of the area. It is 3 bedroom 2 bath in the city of arlington texas, the houses around that area with the same type of house go for $2500. We are listing ours for $2,150

Good afternoon. I am a new landlord and wanted to know what platforms are great for screening tenants (besides Zillow)

Good afternoon, I am a new landlord and recently just put my home up for rent on Zillow, I wanted to know (besides Zillows screening) what other platforms are good for screening tenants?
