I wholesale single family, but today I was cold calling today and caught a seller who has a buildable lot. Still has driveway and utilities but no foundation. Its a well established neighborhood right behind shops and restaurants in Norcross, GA. Only thing is, I don't have any lot buyers. Does anyone know of any contractors or investors who build from the ground up? Also, how would I determine what to offer seller, county land value?

I'm currently a wholesale investor of single family units in the Atlanta and FL markets. Yet, I get notes and multi units across my desk all the time. I like virtual deals, so I'm now seeking cash buyers of NPN's and Multi units to include apartments. You will sign a NCND for any lists I email to you and if interested I will need LOI from you and you will cover my fee by MFA before I link you with seller or seller's rep. I constantly look for deals outside of my market to get a quick wholesale buck, but I was thinking about long term. So, I thought about doing a buy and hold out of town. I have a deal now that's real nice in SC. if I can qualify for the funding, I may keep it myself. It has management in place and tenants in place. Taxes is a bit high but brings in 1300/mo. Management I think only gets 10% of that. 11-12% CAP. Should I hold it or just wholesale it? Next to an Air Force base so will stay occupied. What are the pitfalls of virtual buy and holds?
