Hello All, I have a property I am trying to get rid of. The home is currently in a pre-foreclosure status. The home will foreclose in a month if I do not find a cash buyer. I have tried listing it on the mls, no luck since it is an unfinished project. I have also tried using a wholesaler. Again no luck, the pay off balance is too high for an investor to make a profit. Lastly, The lender also is not willing to extend the terms of the hard money loan. Can you please help me think of a solution? Thanks, Tori

Hello Bigger Pockets,

I am a fairly new investor. I just finished my first flip and I am looking into doing a new deal within the next few months. I have been exploring joint venture capital. Has anyone ever used JV funding for a flip? If so, can you please explain the upside and downside of JV capital.

Jason Hirko Hi Jason, we've spent about 80k in rehab. We are looking to just sell because the lender is not releasing anymore draws. I have depleted my saving trying to keep the deal alive and we also have no friends or family we can lend from to keep the project going. We have gone through 3 GC and all of them have done shabby work and it's just not worth the hassle anymore.

Hello All, I would like to get my current project off of my hands. The home is about 85% complete and only 10k worth of work that needs to be done to complete the home. How much would you reduce the selling price? What ideas do you have on getting the home sold quickly? Thanks, Tori
