To expand on my last comment, if you don't pay taxes on that income I'd be careful about admitting to tax evasion on a public website.

Creditkarma has a service that will verify your rent, and put 2 years of good rental credit on your credit report.  Costs under like $150.

That couldn't hurt.

Thats a GREAT idea!! Thank you :)

@Tori Schrader Well I can attest to how hard this may be, I bought a property with cash, Have been on my job for 4 yrs and bring in about the same amount per month with avg credit, and still having a hard time finding rehab funding for my project, so please do your research before you purchase anything.

YOU PAID CASH!? Good for you!! Would love any tips you have :)

@Tori Schrader Are you showing income on your tax return? If yes any conventional lender will work with you if income can be documented through paperwork on tax return.  2nd option will be portfolio lender with 12-24  bank statement.

As of right now i dont show much on my tax returns. I will look into portfolio lenders! Thank you <3

Tori, please don't take offense to those that are rude or demeaning with their comments. Please chew the meat and spit out the bones.

I appreciate that. I make more then most people do with a 9-5 so i understand people thinking i don't have a "real job" my goal is to never have a "job" but i am looking for help with what to do with the money and the best way to filter the money to be smart with what im making :)

First step is to get a real job that will be recognised by banks. You will need two years of employment. During that time work on your credit score and save as much money as possible. Live a frugal life style.

I actually make a minimum of $6000 a month. So this is my "real job" Thanks for the concern.

So what's the job? Can you turn it into something that gets you to a W2?

I don't know if i can. I work for someone dressing up as characters for birthday parties and corporate events. All of the events and parties are paid in cash

Hi there! I am super new to this world, but incredibly exited to start! I have some cash saved up, no credit cards, no good or bad debt, a low credit score as im starting to build it with a secured card, and my job pays CASH, so i have no proof of income besides my bank account and some of the cash that doesn't touch the account.

What would be a good first step to take to getting into my first property?

This is awesome!! Any advice?
