Thanks @Brian Gibbons for great advice! Yes I'm very passionate I finally see there is a way to be financially free AND help people solve they're problems. I guess I've found my true passion lol.

@John Jackson You are aright I gotta get better at the negotiating phase to get seller to understand what kind of buyer they're getting verses a renter. Thanks!

wow thanks @Brian Gibbons you were actually the guy I was hoping would anwser its crazy i just finished writing you a comment on one of your youtube videos! lol yea that is pretty much what I said to the sellers. just wanted to make sure I was saying the right thing. I just started following you on youtube. My partner recommended you @Jay Von Mohr . Thanks so much for the tips.

hi everyone, things are going smooth. Doing some lease options and have been asked some questions from sellers before getting into it. They want to know can they just cancel the lease if they find the tenant/buyer unsuitable for they're property? What happens if they mess up the place and leave? and how can they be sure that the buyers will be good fits for them to lease option they're home.

Ive best answered these question as i talk to them but as I am new sometimes I find myself stumped. I want to sound professional and like they can trust me. I have a business partner who handles all the questions but sometimes they want to know from me becuase im on the phone at the time. Is there a quick answer I can give them so that I dont have to do soo much convicing.

Thanks @Jay Von Mohr one other thing though Joe talks a lot about the forms for doing these lease option deals but i'm not sure where to get them. Does anyone know where online I could purchase them. I actually have quite a few leads and I itchin to get started lol

I just finished watching his video on wholesaling lease options but i was really skeptical because I thought it was just another guru...but This is the first Ive seen where people actually recommend it.

Maybe I will give this a try I had just decided that maybe lease option would be best since I'm a newbie and need to build my wealth a little bit just starting out. and I found Joe McCall's video. So thanks everyone so glad we can find good reviews and advice on products before we buy.

WOW! thanks everyone for such encouraging words. I'll admit I was feeling a littlebit defeated yesturday but today I got up told myself i'm just gonna have to work harder and learn smarter. Actually just got back from driving for dollars in better parts of the area looking around neighborhoods and trying to better understand my area. Found some really good leads for motivated sellers, 2 fbso, and 1 cash buyer sign with they're number. Then coming back on here today to see such support really sealed the icing on the cake. Thanks for the support @Shaun Reilly thanks for letting me know which REIA is closets I was going to go once but chickened out thinking it would be more like for people already established not newbies, now im more confident to check it out. Not going to give up especially with Biggerpocket " in " my back pocket lol :).

ok thats helpful yea as of right now I was just looking at our local assessor. for owners of homes. but you are right @Ann Bellamy I went down there awhile back when I thought of starting out in Probates and they directed to the deeds. I will check it out online thanks evryone. I guess it doesn't hurt to ask them just in case they really do need to sell if they're are on a deadline for an auction.

hmmm so pretty much there really is no hope for a newbie(sigh). I guess my only option is to hire a mentor....but by the looks of it im not really sure if I'm ever really going to get deals in this city. Driving for dollars sucks and gas is not cheap. The only people I know in the hamden county springfield area actually doing deals is the Hampden homebuyers aka Matt Mckearney but they arent doing mentorships so theres no real way to really get started even as a wholesaler. :( This is a lot hard then it seems I knew its wasnt going to be easy but I cant even seam to find a good enough niche to even get started in springfield. Hope I can find someone at a reasonable price to mentor me...thanks everyone for your help

Ok so I've done some reseach on what the difference is in a tax lien and a tax deed. found out in mass we have tax deed redemption at a 16% interest. so i was poking around my local tax lien database properties online, and I just am typing in street names especially high market places in massachusetts.

There are a lot of nice houses with tax liens owed. I found some over 2 years old reaching $3,000- $7,000 in taxes owed some over the course of 4 yrs.

But the assessor database says these houses are still owned by the owners some are city owned but most are in the owners names. These are really good properties in very nice areas, How do you recommend going about talking these owners in to possible selling they're homes for what they own in taxes before the city claims it anyway.

These comps are like $140,000-$175,000 for these houses, Is it even possible to get these properties under contract for only what they owe in taxes to wholesale then to hungry buyers, maybe even offer them at most $20,000.

oh thats awesome that might be my beginning niche for wholesaling. Target people who are behind on they're taxes...now majority of these owners listed as lates at least 2 years on they're taxes, are they most likely not able to afford they're mortgage either right? Would you say a good solution would be a lease option for them if they dont want to just sell for what they owe so they could keep the house but get the mortgage paided by renters? Just want to have a good strategy in place.
