Commercial Real Estate Investment > Residential

Many co-workers/friends (upper-middle class) invest in residential real estate to rent out and do airbnbs or furnished finders. But, no one I know is in commercial real estate. When I talked to my friends about it, most people just don't know how to invest in commercial and the upfront capital is deterring. I did some research online- looks like there's very limited information on CRE online as well.

I’ve found info regarding Triple Net lease and the industrial asset class seems amazing. The returns are insane in both appreciation and passive income compared to the current residential where I’m seeing 2-4% cap in CA or TX. Any other good materials y’all got for breaking into commercial real estate investing?

How real is this deal? I’m guessing it’s very rare since there’s a video on it. For people getting in commercial what are some returns people expect?

Any other resources y’all recommend for commercial real estate?

Hi - I've been discussing with my Tech (FAANG, etc) friends on creative ways to invest in RE. Besides using cash (some tech folks have high salaries), to buy SFHs or LP into syndications, what other options are there?

One we have explored recently is to use company stock and get a loan or line of credit against it to buy RE. Of course there are risks and borrowing against your stock that need to be understood.

Are there any creative ideas? Happy to connect! Cheers

Hi - I'll be in town for a few weeks to check out properties and set up an STR. I've had MTRs in Tempe for a couple years now.

For those that have STRs and aren't luxury (not in Scottsdale), have your bookings gone down more than 20% this year?  My STRs were ok this year but I've projected conservatively. 

MTRs have done well for me but wanted to test out peak season STR. If you have any questions about MTRs and how I set that up, let me know!

@Jon Schwartz - your insight is super helpful! I've been looking to house hack and the biggest takeaway from your chart is to realize that I'll have negative cashflow (realized money in my pocket) until year 3 BUT I'll be paying off debt and receive appreciation during that time. I guess I need to wrap my head around being more patient with investing in LA.
