Hello to you both. I am a buy and hold investor in Florida focusing primarily on multifamily property. Based on what you have described, Central Florida would be your best bet. This includes Tampa, Lakeland, Orlando or what is known locally as the I-4 corridor since each of these metros are along interstate 4. 

The main draw for me are the jobs. Tampa in particular has a lot of jobs moving to the area. Amazon has just built large facilities in both Tampa and Lakeland and Johnson and Johnson is opening a corporate headquarters in Tampa. Tampa is also home to Macdill Air Force Base which is US Central Command. It is the largest employer in the area and keeps demand for housing high.

Lakeland lies right between the Tampa and Orlando metros, so it is emerging. There are still a good deal of foreclosures in inventory in Tampa, but we are also experiencing a big uptick in building. For multi-family, deals in Tampa are few and far between if you are looking for Class C or better. You are better off finding off market deals. Listed properties are usually between 6 or 7 CAP.

My recommendation for Florida is to go to the job growth, which is currently Central Florida and look for off market deals as the market is moving fast and listed properties are already becoming overpriced.

Since 2003 I have been an active real estate investor in the Tampa Bay area. I began as a residential real estate agent with Exit Extreme Realty in north Tampa. As home prices began to skyrocket during the real estate boom, I saw an opportunity to provide discount properties to landlords and investors by focusing on the acquisition of pre-foerclosure properties (before it became popular). I founded Beacon Real Estate Solutions, LLC, a company focused on providing properties to investors and landlords at wholesale prices.

When the bubble burst and buyers began to leave the market en masse, I shifted my focus to commercial properties. In 2008 I became an agent with Sunshine Commercial Brokerage in St. Petersburg to learn the ropes of commercial real estate with a focus on multifamily properties. I also took the Dave Lindahl apartment investing course and attended events in Boston and New Orleans to build my network. During this time my focus shifted to property cash flow and my strategy to a buy-and-hold approach. I established Knollwood Investment Trust, LLC in 2012 with a mission to build a portfolio of privately owned single and multifamily properties throughout the state of Florida.

I am currently looking for off market, investment grade properties in Florida's major metropolitan areas and up and coming sub-markets that meet the following criteria:

Multifamily Property:

10+ Units

Minimum 8% CAP Rate

Class C or better

Value Add opportunity (i.e. high vacancy rate, below market rents)

Single Family Property

3 Bed 2 Bath minimum

Block construction

Good neighborhood with mostly homeowners

If the deal has hair on it, I like it. We are able to address most owner and property problems.
