@Philip L., it appears that our colleagues have given you some solid advice. Just like all of the different opinions on the matter every opinion is specific to their market place. So I am not saying one colleague is more so right than another. Quite the opposite, that is why it is so important to know what your market place will dictate what you will, have to and can do either by city/state code, or by what an appraiser says changing windows in your area does to the value (is it an expected change that most renters and home buyers expect). So should you do it or have the contractor do it. If it is within your personal capabilities to do it and you like working on your business, then I recommend doing it, if not have a contractor do it. Just know what your numbers are so that you know if the contractor comes back with a bid you can have a general idea if that will work for your rehab budget allocation or not. @Tony P. & @Curtis LeBleu & @Joey Hernandez & @Colton Elwood, get a hold of @David Clinton III, I just talked to him on the phone today (GR8 guy by the way hopefully you get the opportunity to meet him) and he mentioned to me that there was a good one up that way.  However, I cannot remember who puts it on. I think after googling some stuff it might be this?

@Curtis Bidwell, thanks for sharing. I swear, with most everything I have done in my life time, I always seem to be a day late and a dollar short on when it comes to timing! I have just recently started to switch gears/direction on how I am moving forward in my REI career. Just starting to acquire buy and hold properties instead of focusing on flipping. Nevertheless, regardless of what comes our way as @Steve Vaughan, mentioned we need to stay plugged into our local and state wide networks for helping us to protect our selves.  It is quite obvious in today's society that our ELECTED officials aren't interested in doing that for us.  GR8 podcast by the way! Thanks again Curtis for the info.  Here's to wishing you nothing but GR8 success in your REI future!

@David Wagner, I found my 2nd REI property on craigslist. I actually found it while I was Flipping my 1st investment property. When I originally contacted the owner about it the previous year she wanted $85,000 (for 2 houses, ADU). I entertained buying it at the time but didn't want to spread myself to financially thin as I was still rehabbing my FLIP. Glad I didn't because it was already a very big undertaking working on my 1st investment, learned a ton though! Explained to the owner my concerns about not wanting to take on to much risk and told her if it was still available when I completed my Flip I would still be very interested (RE is always about establishing your self as a true professional which in turn will go along way to establishing your ability to create lasting relationships!).

Sold the FLIP, did GR8 on my first investment and contacted the owner again about purchasing her 2 homes. Luckily, I didn't purchase it the the year before as the priced dropped to $17K! Paid $42K cash and had the owner carry $26K to allow myself some wiggle room on the rehab as I am in the process of BRRRRing these. Got the little ADU rehabbed and is currently rented. Working on the bigger home and will cash-out-refi and do it all over again! In negotiations currently for my 3rd property as we speak! @Landon Eskew, thanks for the response. The son is now attending SFCC and we have been driving quite a few neighborhoods up there as of late. Hate to hear the story about your guy. However, like I tell my son all the time " You better be tough if you are going to be stupid" looks like your guy has been pretty toughened up as of late! ( No disrespect meant here!) However, paying your workers in Mary Jane is probably about what you would expect with a situation that you described. Thanks for your insight! I am going to be heading up there again this April to attend "Addicted to ROI: Spokane Investing Weekend. Hope this finds you well and thanks again for your reply.

@Account Closed is absolutely right you need to take a GR8 deal of time to not only educate yourself on what your niche/strategy is going to be but really learn your local farming area.  Depending on how competitive your  market is can really dictate how well your offer's will be received.  The main thing to remember is not matter what don't get discouraged, just chalk it up as a learning experience and learn from ever offer not accepted and move on to the next one.  Persistence is the key to success!  Thanks for allowing me to share and here is to wishing you nothing but GR8 success in your future in RE investing!
