I have been looking on Homepath.com for properties, preferably duplex's for my first investment. I would like to live in one and rent the other for obvious reasons. Are you required to live in them for a certain period of time before you are able to use it as a rental?

Hey everyone, 

I've been reading through the forums, listening to the podcasts and I am truly inspired every time I'm on this site. It keeps me motivated. I am currently a full time student, with about two years left until I get my bachelors degree and I am also working a part time job. I am interested in doing buy and holds, and would love to own multi family properties. Starting out, I would like to try and do a fix and flip to raise some capital for other projects down the road. Without any experience, I am not sure which niche I will want to pursue.  I live in the western suburbs outside of Chicago, specifically Aurora/ Naperville. It's pretty pricy out here and my wife and I are also new to the area so we are not very familiar with the surrounding cities.  I'm from the Detroit metro area and have mojority of my family there. My father and cousin are both contractors with their own companies and I was thinking about potentially trying to find a deal there to start. I am not opposed to trying a flip here in this area as well. We do not see ourselves living here upon completion of my degree, but I don't want that to hold me back from starting a deal. I am ready to pull the trigger but am unsure of the steps needed to be taken as well as how to find the right deals.

Sorry this wasn't really a question, rather an introduction but I am mainly looking for local people in my area with the same interests and who are willing to network! I am open to any and all suggestions, thank you in advance.

Looking for anyone who knows how the market is up in National City, Michigan. My family is looking to purchase 4 lots for sale on Bass Lake. The purchase price is around 45,000 for all 4 lots. It will be used as a vacation spot, but potentially an investment down the road. My question is, do you foresee property values increasing over the years in that area? Could it be a pontential investment in the future? The lots are all next to each other located at the end of a street. One of the lots is on the lake, and one has a house that is in need of a lot of work.

@Brandon Turner  Thanks a lot for the reply. I really enjoyed the Ultimate Beginners Guide. It definitely gave me a better understanding of what real estate investing is all about! I will definitely check out the  post you recommended.

Before joining BP I didn't know where to look for the answers to my questions. I started listening to the podcasts and reading the forums and the answers were all there. BP has given me the knowledge as well as the confidence I need to start working towards my future!

Hey everyone! I'm am 24 years old and new to real estate investing. Although I have always been interested in learning more about it, I had never really understood it until I found this site. The podcasts and forums are an amazing tool! I am new to the Aurora area so I am still getting familiarized with it as well as the surrounding cities. My goals are to own rental properties preferably multi family's and do some flips occasionally. I am ultimately looking to secure a solid retirement for my wife and I. I am looking to meet new people to network with and learn from! Thanks in advance for the replies!
