When interviewing an agent, I would ask them if they have any income property themselves. In my experience, there is a big difference in the way agents that are investors and non investors think.

great ideas!!

The motivation: The seller lives 4 hours away,,, cant keep an eye on it. It is on a route I travel regularly. So no big thing there.

William, Do you still have contacts in your old field for used equipment or boards?

I am considering a small 6 bay car wash.

Turn key, owner financing 0 down, 3% seller carry back. Projected 3500 cash flow.

I am not worried about the deal, I am pretty seasoned in deal negotiation and such..

My question is this... I have not ever done a car wash before... any advise from someone who has?

What to keep my eye on etc?

we use one,

What it is a leave behind. because there are so many negative impressions that scabs leave in our industry, we created a beautiful package.

It it is our business statement, copies of the registration from the Sec of State from the 3 states we work in (Instant credibility), photos of projects, phone numbers of attorneys that they can call, and testimonials of previous sellers with phone numbers.

We will also mail one to the seller if the appointment is more than 2 days out, so that when we show up, we can get beyond some of the who we are stage.

Since we implemented this a year ago, I can attribute 2 purchases to it, the sellers did verify info, did call sellers etc.

It makes us stand apart from all the other "I Buy Houses Guys"

I suppose the 85K that we made was worth it...

If anyone wants one mailed to them.. that can be arranged, just let me know.

Just a thought... we use purls in our postcard campaigns,,, traffic jumps when it is personalized.

Here we go again....

Now the same folks who pushed that owning a home is a right for everyone in the 90's ( we know how that turned out) is now asking fannie and freddie to loosen up the rules...

It may be a good solution if it opnes up the doors to allow property to be sold quicker..

However,I get a bit leary when someone asks that the rules be loosened up....
