@Jonathan Cevallos I believe you can also convert the old 401k plan into a Solo401k, one that you control. As long as it's associated with a LLC controlled by you and your spouse. It's subject to the same favorable lending rules and a higher contribution limit than a SD IRA.

If I seller finance, can’t I take the performing note to a third party and sell it? Anybody have experience in doing that? What did the company look for when purchasing from you? Tell me about your deal

Does anyone use the Master Lease Agreement as a strategy? Have you used it for distressed properties? Does anyone have a good template?

I ran across a property where the land is more valuable than the structure. Come to find out that, although the neighborhood has a ARV average, most homes have foundation issues. Is better to get lots in the neighborhood and do new construction with modern foundation technology and specs?
