@Joe Boggin thx for responding to my post and offering some insight. Into what you see happening in Philly. I'm looking to buy and hold preferably but if a good flip came along I wouldn't hesitate. I'm going to send you a pm and we can discuss further. Btw I read something about Temple U building more dorm buildings and turning the rental market in the area on its head. Do you know anything about that?

ugo, I want to buy a vacant MF property to rehab in Philly as I'm priced out my own market. I'd like to be in an area that is up and coming maybe a little off the hottest areas. I hear point breeze is an area to look at or German town what are your thoughts or maybe you know other areas that would work?

@Chris Piper Thanks I'm actually trying to look up a property in Philadelphia, I'm trying to research a specific property that is going to be auctioned off the city will be erasing all city tax and water bills but all other liens will be transferred, so I'm trying to figure out where I can find that. Anymore advice would be appreciated...Thanks.
