@Sam Barrow Good Morning! I am a seasoned investor in Dayton, OH. I live in Boise, ID full time but I also have a house in Dayton. I’ve been investing here for a couple of years now and have been using a lender out of Boise. They have just pulled out of Ohio to focus more out west on their commercial business. I saw some of your posts and thought I’d ask if you had any leads on hard money in the area? I appreciate any help in networking you could give me. Have a great day. Tony
Adam- My uncle and I had the same issue as you. We actually live in Boise, ID but work in Ohio. Over the last two years we have created a great system for cash flow in this market. The returns are insanely good but the management is insanely important. To get these kinds of returns 30%+ you really just can’t allow any company manage the properties- especially if you’re out of state. When a property manager or realtor hears that it’s like blood in the water. We actually bought a house in this market and we commute back and forth. We built our own property management/maintenance company from the ground up so that it was done the way we wanted it done. We are not your typical out of state investors though. We have a lot of our Idaho friends who now invest with us- partnering on deals because they are in the same tough spot you are in. We are working in Englewood/Dayton Area. A little in Springfield too.  It’s a crazy tight market right now in Boise.  This last spring was insane for home values. Lots of new construction to help keep up. 

Daniel- if you need help let me know. We invest and live in Idaho. We do a lot of work in Ohio too. The returns are way better there. I have a house for sale right now for instance for sale for $45k that rents for $500. Another one for $65k that rents for $800. The real estate is inexpensive there compared to Idaho and other markets. We even have a fully remodeled home in a nice working neighborhood for $96k that will bring $1000/month. Idaho is a great sellers market but tough to find deals. If your serious about building your portfolio let me know.

I have several investment properties I'm trying to sell. Thought I'd ask on here for advice. One isn't in a great neighborhood but I fixed the house up and took care of all of the neglected maintenance including pexing the whole house. At any rate it rents for $800/month and I have pro management in place. It's really a turn key property with great income and a cheap price. My question is how do I connect with people who hold these type of properties? I know there are guys out there who buy based on returns and this property has great income. Any suggestions on where to market or who to contact? I already attend the REIA groups locally.
