Reply to Alex; Don't I wish ! :-) I do have an existing mtg and yes I do realize I will have to pay a higher rate though right now my cash flow is pretty good that I think I could handle and still have positive. Unless of course we're talking hard money rates.

I have 2 sfr on one lot in Farmington, NM and am considering doing a cash out refi. I would like the highest LTV I can get

does anyone have a recommendation?

I just closed on a REC yesterday. It was an old but remodeled mobile so buyer couldn't get financing. The title company handled the "warrenty deed" and note;  buyer set up an escrow company to receive payments then they direct deposit into my account. About the only way I could get out of the property.

We currently have rental properties here in CO and NM but we've been thinking of trying vacation rentals, specifically in the Lake Conroe area. Any thoughts?

Three Homes all in a row on long term leases. Farmington, NM

Property A: 1800 sq.ft 3/2 large corner lot leased at 1200.00 till March 2020

                A-2: Small 400 sq.ft. Studio +; Recurring 1 year lease at 575. (incl utilities) Renter has been there 6yrs

Property B: 800 sq.ft. on large flag lot leased at 775.00 till Nov 2019. Older modular

Tenants pay ALL utilities....I pay nada.

All properties have been upgraded and remodeled with the exeption of kitchen in studio (all else done) 

Selling as package $265,000. Will sell flag lot outright at $45k and carry modular at 25k terms tbd.
