Yes exactly.   Current homeowner lives in England, and is looking to get rid of the house. House is in pretty decent condition. The property management company has been managing the house for three years  with same  tenants in the house.  taxes are a little higher on the east side as well. I’m looking to go cash flow positive very quickly.  My only worry is can buffalo sustain  this growth, and how easy it is to get new renters?  Also my other vacant property that I’m looking at  which I think is in a better area,  Is 88 18th street. Thoughts 

Thanks for that advise. We found a property On the east side Cheektowaga for roughly 75,000, with tenants in there right now paying 550 each. The house we were looking at was right outside Elmwood village. 2 family vacant in decent condition.  As a first time investment buyer, I just don’t know which is the better investment. Getting the cash flow right now in an area that’s not as desirable, or invest a little bit more in an area that I think is up-and-coming but no current tenants living in there now. 

Good afternoon, I’m looking in Buffalo to purchase a multi family house for under $100,000. Does anyone recommend any certain areas, and what management companies do you currently use. Also I know that I’m looking for cash flow positive, and not appreciation of the house.  Thanks
