Hey Tony -

You have a couple of options. I'm guessing you've been exploring conventional financing which is why you're finding a cash out refi difficult with the property being in an LLC. There are other avenues that will allow this. A DSCR loan is one of them, but with the rent only being $700, chances are you'd need to go with a no ratio program to make the numbers work. Another potential issue would be meeting the minimum loan amount, most lenders require $100k+ but there are a few that'll go down to $75k. It would depend on what the property ended up appraising for and what LTV you qualify for. Hopefully that helps a bit, feel free to connect!

Hi Brittany,

I appreciate your recommendation on DSCR loan. It's new to me so I will educate myself on DSCR. Is this something that would work for ADU's? My rental has a lot of extra space outside around the house to consider doing a ADU build and create additional rental income.

Hi Tony, I think you just need to find the right lender. I believe I have someone who could do the HELOC on a LLC. Feel free to message me and I can send you some names.

Hi Isabelle, I love to make the connection. Please share the names with me.  Thank you!

So the heloc difficulty may be because its not a primary home. but im sure you can find a lender for a heloc.

have you tried a DSCR because that way you can keep it in your LLC?

Hi Karry,

Thank you for the response. I never knew about DSCR, but I see DSCR may be a good route to take.

Thanks,

Tony

Quote from @David Sartin:

I would consider just going the commercial route. You should be able to refi in you LLC.

Hi David, Thank you for your response.  Looks like DSCR is something a lot of people recommending. Have you ever done a DSCR?

@Jason Coleman Good question you asked. Did anyone actually answer your question? I would like to know.

Hello, I am new to real estate investing. I purchase my first property in 2019 in Dayton for $4k with $10k in rehab cost and immediately put it into an LLC. It's being rented for $700 (yes below market rent). Today, the property is worth $95k and I find it very difficult to do a cash refi or HELOC to purchase other properties because it's in an LLC. My question is since it's only one rental. Should I close my LLC and Quit-Claim Deed the property back into my name and just do an Umbella insurance policy? The property is free and clear. Thank you
