I will be replacing the concrete foundation of a garage that was removed, and the majority of the existing driveway with new concrete. My plan is to rearrange the entry to where we are able to park in the garage from the street/alley behind our house. The area to be removed will be approximately 1390 square feet and the new concrete will only need to take up about 875 square feet, with maybe a concrete walk way.

Hey BP just wanted to get some opinions on an offer I received for marketing services. Basically the company sells leads to you that are received from there direct marketing.   The way it was explained, the large benefits is having access to the established on going flow of direct marketing that one just starting out would have to work diligently to create. Other benefits are a answering service with what sounds like a pre-screening process to determine if any of these properties or individuals are good potential to pursue. Last is once you have the house under contract the house is your do with which you please, but if you need help the individual who runs this company is an experienced investor who has many connections and avenues to carry out the deal, be it a buyers list to wholesale, a list of contractors to use to renovate and flip, etc.

Has anyone had experience dealing with companies or individuals that offer something like this? If so was it successful?

My long term would be to build a portfolio of numerous rental properties, no real hard numbers set in stone though. I would like to start with a single family or a duplex and see how I progress from there. It seems to me that most everyone I encounter and  listened to on the podcast, or in books has said one of the biggest hurdles is just making that initial deal happen. And really i am just trying to get there and make that first deal be successful. 

I am looking to real estate as additional income and as a way to gain freedom from my day job much like the many other members of bigger pockets, but I don't know that I necessarily want to look at it as a replacement to my career.

If you don't mind me asking, what was your first deal? Did you get your real estate license before you made your first deal?

Hey BP, I am new to the site,  I live in San Antonio and am looking to invest in rental properties. My goal for 2016 is to get familiar with my market, do my homework, and talk with local investors to prepare my self for my first deal which I plan to have done by 2017. 

I work in the oil field and I am away from home a great deal due to my schedule. I work 10 days in the field and get 5 days off, so my extended time off can be very productive but my time on is spent away in rural areas of South Texas and for the most part un-available.  

I was curious if there are any investors on the site that are in a similar situation, and if so do you have any advice for someone starting out.

Greetings,

I recently moved back to San Antonio and I am currently looking to get started investing in real estate in the area. I am currently looking to learn, network, and prepare my self for my first investment. My long-term goal is to build a portfolio of rental properties around the city, but I am interested in all single family and multi family real estate. If you have any advice for a young new investor I welcome all info or mentoring that is offered.
