Adam and I had talked awhile back about getting together some folks to talk about our particular submarket Cambridge/Somerville. Would August/September work for a small group get together at Aeronaut?

What type of foundation? Careful with Fieldstone.

City engineers likely to insist on water infiltration system if you go below water table.

I was told a proper water table measure would take time. I would love a soil engineer to chime in here.

If you’re going thru trouble of breaking existing slab to dig down then I’d go further than just 7-1/2’ depending on water table.

Also, where exactly in Somerville? Ton of drainage work has been done in union square which should help with flooding and I hope lower the water table.

What kind of shape are systems, plumbing, electric, windows? Your post mentions only kitchens and baths. There is a ton of older housing stock in Somerville and last thing you want is to redo upgrades and renovations. If systems in rough shape then consider sitting on repairs until can do all at once, or perhaps finance and refi when finished. If decision ultimately depends solely on minimizing rent loss then I agree with others, rehab on turnover. Kitchen, bath and spruce up should be a 1 month job if you’ve got all your ducks in a row. Try to time it, line up with Cambridge Somerville cycles (watch out for January, February) I went through this same decision on a union square property. Ended up opting to do everything at once and hopefully have less headache over next 30 years.

Boston/Cambridge/Somerville Mass

Anyone have experience with well-priced asbestos removal folks in the Boston area that they would feel comfortable recommending?

I'm looking to have about 80 linear feet of asbestos covered pipe removed (yes the entire pipe), bagged, proper landfill disposed and permitted. In addition there is an old asbestos snowman furnace need removed.

Anyone have an idea of roughly what I should expect to spend? I'm seeing $10 a foot for removal plus additional dump fees of $25 a bag. Does that sound high, low?

New to investing in San Jose. My existing projects are multifamily value-adds, and new builds but all in Cambridge/Somerville Massachusetts.

Wondering if someone can give referral to real-estate-investor accountants in San Jose area. Ideally, someone active in investment/development.
