Post: Joining a real estate team???

I'm fairly new to real estate investing, and am struggling to get things going. I've done lots of research, gone to REI meet ups and even working with a investment realtor, who has introduced me to a so called "mentor". I'm still having trouble getting off the ground with very little spare money with my one income supporting my now family of 5. My question is is there any advantages to joining a investor group that has "mentors" and is like one of those MLM companies? I have a bad taste from previous ventures dealing with these companies, but there could be an up side if they actually have a good step by step program. Is this a good way for beginners to get started or more of a waste of time? Any input would help.

I'm still a very new investor and that question keeps coming up for me. I've heard both ways and they all have good points. You just need to determine if it's what you want to grow your business. I have been fortunate enough to have a really good realtor friend that is working with me on my deals. If you can Create a great enough team in your business it'll save you time and money in the end. It's great knowledge to have, but if you read enough and network well you can find other to show you the way.

I've run into a house in the Boise market that is vacant. I've looked up the owner on the assessor's web site and it only has the address of the current house. Any tips of how to find where the owner could be? I haven't talked to neighbors yet, that was my next move. But what if they don't know anything? Any way to get a letter to them or a phone number? The house has signs for a preservation company that winterized it, but the company says no sales info or renting info. Any thoughts?

Thank you for the responses! @Steve Vaughan I haven't done any deals yet. They are an acquaintance of mine, that I personally don't know real well.  They would just be lending money with an interest rate that will be determined when negotiating with them. They don't have any interest in any of the actual investment part other then the fact I'm not just throwing their money away. I'm just starting to find properties so I don't have too many numbers to show them. I want to bring them on board before I have something too good to pass up.  I'm working with local investors that can help guide me through some of the other parts of the transactions. I guess the real question is if you knew a millionaire, how would YOU get them to back your business.

Hey everyone! I am a very new member and am just getting started. I have an opportunity to get private money lender to fund my flips. Just looking for a few key things I could put in my presentation to be sure I fully cover my basis. I'm gonna touch up on my 5 year plan and aiming for buying 10 houses a year. I have a ton of information and I want to be sure not to bore them with too many details. Any advice would be greatly appreciated
