@Jim Spatzenfeld maybe my numbers were off I was just throwing numbers in from realtor.com. I guess I will have to get a quote on that

Hey guys just starting out in my real estate investing.  I live in Arizona and looking at a property in Iowa.  It is a 4 plex with all separate utilities minus water.  The link of the property calculator is here.  Just wanted to run it by the community before I pulled the trigger.

I think your best bet might be to find some properties for sale and check out airdna for what the rates and occupancy is around the property you found.  You can then run those numbers through the property calculator here on bigger pockets.  The calc has a vacancy % option in there so that should def help you out.  I hope this helps answer your question.
