@James Masotti , Thank you, sir for the great information. This is our first one in NJ and is proving to be difficult, to say the least. I went through about 20 contractors and finally found an REO agent that sound like a great connection to the area. She runs crews for a few banks and then does some flips as well. Very good with pictures and detail. I hope this is a good connection. Then we still need to find a separate inspector to keep tabs on the contractors themselves. If You know the Patterson area I would love to share the location with you in a PM.

@Frank Ruopoli , Plenty of great advice in this thread. We are a high volume group that buys all over the US. Our main focus in the midwest. That is where we live and know the area the best. That being said, We picked up our first NJ property. A condo in the outskirts of Patterson NJ. Not a great location but the price was right. What I'm looking for and maybe someone here could help is the REO pricing for the different areas of New Jersey. I'm finding some serious fluctuation on the pricing of everything. Getting this narrowed down is tough. I can easily compare KY, OH and IN which is here we do the bulk of our work but NJ is definitely a different beast altogether.

Good luck sir and lmk if you find any pricing.

Hello all,

Please correct me if I am posting in the wrong area.

We are already extremely busy but have a great opportunity to grow and need to add 10-12 more good rehab crews to our roster in the Cincinnati, Dayton, and Columbus Ohio Markets. To do so, we need to bring in another "Estimator/Rehab Crew Manager" to help manage these crews with me. Ideally, this would be someone that already has experience in this arena, such as someone who has worked for AH4R or some other local high volume flipping and wholesaling company that can bring their experience to our firm.

I truly don't know what that title or position looks like so I'm reaching out for suggestions on how to find this person?! All I know is we are busy and as the Rehab Division Manager I do not have enough time to handle this much further expansion. Whether this is a full time Field Crew Manager, Rehab Coordinator or Just an employee that does nothing more than build and price our job scopes, perform field QC inspections for draws and scheduling, etc.

For those of you who do 10+ rehabs per month (or 30 where we're going) what positions do you have that cover this and how do they work with each other? I need to find ways to find the correct candidate who can bring great crews they already have experience with, but be an office/field employee and not just a GC with 20 subs under him. We need direct crew control, yet someone to manage them. Obviously finding someone and stealing them away from another company and paying them more is easiest, but I'm looking for ALL suggestions!

The hardest part of the entire job, as I'm sure you all know, is finding the right crews who are used to investor friendly pricing. It's always that delicate middle ground balance between avoiding the complete idiots who do terrible work, and not being able to afford the top quality contractors who would charge too much to make the deal profitable for us. We pay $1.40-1.50 for paint per sqft on a normal house including materials. 2000sqft pays $2800-3K. Installing a toilet pays $65. Hanging a ceiling fan pays $35. These are a few quick examples of where we are with our other 15+ crews.

I am wide open to any suggestions and help as the boss has tasked me with this and we need to make this happen by 02-21-2017 for onboarding a new client!

Thanks everyone for the input.  I guess I may be expecting to much. In my eyes it is far from Rocket Science to know how to do things properly.  Maybe I will have to re-think my expectations.

Hello All,

Hopefully this is the right location for this.   I have been on the hunt for a full time Handyman and have come up empty with sources like craigslist, Indeed and monster.  I consistently get the guy who says yep I'm your guy, I can do it all.  

Great! 

1- Give me all the codes you need to follow to install a gas or electric water heater.

2- Codes for hand rail heights and where they are need.

3- Standard breaker size and wire for specific appliances?

4- how to find or fix the problem with a dead outlet, reverse neutral, missing ground?

along with 10 other basic questions.

Heck if they could just know 1/2 of them I would be happy. For the right guy that wants to move up in the world I could start teaching them to become better and eventually turn them into a QC guy on top of a great handyman and then go find another Handyman.

So my question is where do I find this guy? Is there some specific job websites, Job boards, methods or database that people are using? I could really use some help in this area.

I believe that is personal preference.   I prefer to flip. But I'm good at construction and good with the contractors we use.  So flipping comes more natural to me.   Where others enjoy the benefits of rentals.  I think you will get good reasons for both sides.   

It also depends on your financial position.  If you can rehab and rent then use the equity to leverage another deal, that's never a bad option.
