@Emmy K. thanks for the list of zip codes to look at! I am working on defining my goals right now, and wanted to pic out locations to start analyzing properties within and begin determining what kind of numbers would work for me.

Hey Louisville BP members! I am working my way to the analyzing deals portion of my journey to investing in real estate. One concern that keeps coming to mind is how to determine what areas/neighborhoods that I should be looking to invest. Mostly interested in buy and hold, but if I get the courage, I would definitely be up for flipping houses as well.

I am in the Louisville, Kentucky/Southern Indiana area. I am still tossing the numbers around, but for now I think properties under $100,000 would be in my price range. I don't mind properties that need some work, and the idea of multi-family properties is enticing to me. I understand that isn't a lot to go off of, but right now my main concern is just finding an area that would be in my price range, but still in high demand to renters.

I see properties listed all the time for the west end that sound great, but more often than that, I'm hearing about investors who are wanting nothing to do with that area. I'm also wondering what the demand for rentals in southern Indiana would be like, especially with all of the construction going on right now.

So if anyone has any insight on these areas, I would really appreciate your advice. Also if anyone has suggestions for areas in Louisville or Southern Indiana witg properties under $100,000 with good cash flow, I'd love to hear about that as well.

Post: Inspector Recommendations?

Certainty Home Inspections was horrible when I used them. I was working an odd shift at the time I used them for my first home purchase, so my wife had to take care of it. Long story short, they failed to point out the fact that there was NO MAIN STACK for the plumbing. I know inspectors can miss small things, but come on. Also my wife pointed out a spot that looked like possible mold, but the inspector assured her that it in no way appeared to be mold. Of course, turned out to be a huge mold problem. 

Once we called to complain, anyone who we spoke with were complete jerks. We were told multiple times that we would have to speak to the owner about the issue, yet he would never return our calls. Finally when we got in touch with him, he refused to do anything about the situation. It ended up not even being worth the time or cost to get our inspection fee back, and it was ridiculous.

From my experience, avoid them at ALL COSTS.

Welcome! I grew up in Adrian, Michigan and moved to Louisville, Kentucky a couple of years ago. I am still considering investing in Michigan since my family lives there and I travel up there multiple times throughout the year. Keep me updated on your journey and we might be able to work together in the future.

@ClaySmith The Fern Creek meetup sounds great! It seems that all of the people planning on attending seem to be seasoned investors, Being completely inexperienced, would my wife and I be out of place?

@AdamnRoehm Thank you for the recommendations. I have been trying to learn everything that I can online and will definitely have to check out the books that you recommended. That is awesome that you are finishing up your first flip! What kind of funding did you use and how did you find the deal? 

@MarkNolan Thank you for the advice! I have set up a couple of keywords already and they have certainly helped direct me to relevant posts that I am looking for.

Hey all! I am currently living in southern Indiana and want to begin investing in some Louisville real estate. 

To get started, I would really like to find experienced investors who I could do some work with in exchange for showing me the ropes. I work during the day, but would be committed to donating any of my free time to learn the trade. I am interested in trying to possibly start out with wholesaling and flipping to generate some cash, and then reinvest into some buy-and-hold properties down the road.

I have no experience other than when I bought my own home, and at this point would be looking for any type of real world experience I can get my hands on. 

Please let me know if you have any suggestions of groups or meetups that I should try to attend. I'm not sure whether or not I would be too inexperienced to show up to some local investor meetings.
