@Account Closed Awesome, sounds good. One more thing, if the potential buyer has interests in the Stockton area but I'm located in the South Bay area, should I be looking at brokerage firms in Stockton to go under in order to make those sales or would I be able to do the same thing at a firm located in, say Cupertino/ San Jose?

Thanks for the feedback, but what did you mean by saying I can start the same day, in terms of what? Wouldn't I have to be licensed on record in order to sell a home?

I need your help BP family,

I have been fascinated by the RE world in the last 6 months or so and have been listening to the BP podcasts non stop in order to learn as much as I can about the industry. I have and currently am saving up for a rental property in the future but going to school full-time is really slowing down my saving rate. 

I was just approached by a friend of mine who has plans to purchase multiple homes in CA who I have had previous discussions about wanting in getting into RE in the future. She had told me today that she is definitely willing to go through me if I obtain a license for her multiple purchases and now I am looking online on how to obtain that license in the shortest time frame. I will do my due diligence on studying the material obviously because I do have to pass the exam.. but I was hoping to get some feedback from you guys on what method is the most efficient and legit way to go about obtaining my license. After doing my research, I think Real Estate Express might be the best option (Exam Advantage Option). But I would love to hear what you guys would have to say about this. Thanks in advance guys.

Hey BP family!

I wanted to get you guys' input on what your thoughts are investing in a rental property across the country. For example, I live in the Bay area and there is no way I can invest in a property around here anytime soon. I was interested in investing in a market like Orlando :

  • Median Sales Price: $115,000
  • Median Rent Per Month: $1050
  • Median Household Income: $42,418
  • Population: 255,483
  • 1-Year Job Growth Rate: 4.6%
  • 1-Year Appreciation Rate: 12.6%
  • 3-Year Appreciation Rate: 38.4%

Here comes the catch, I could not afford or have the time to be traveling back and forth from California to Florida routinely to manage the property, etc. Now I could hire a property management company but I am not sure how much that will cost me and if I will be able to generate cashflow if that were to happen. So would a property management company be an absolute necessity or are there any other options on acquiring a property in locations like Orlando and generating income? Any suggestions or tips would be awesome.

@Robert Schumacher Thank you for your suggestion Robert, I will definitely do my due diligence looking into the nearby areas and seeing what would work and what wouldn't. I know there has to be a way, I just have to be smart about it and analyze everything and anticipate different outcomes and speed bumps it may throw at me.

Thanks @Craig Curelop! I have been listening to almost about 30 podcasts by now in the past couple months or so and definitely learning more and more every time I listen. I definitely do hear those book recommendations a lot and will have to look into it and read it some time! thanks again.
