I could get the 12mm laminate for 2.82 on sale, but I feel like it’s so much more durable and thicker then the Lpv I’m honestly shocked that the Lpv 22mm holds up better holding the 2 samples you wouldn’t think so

Hey guys I recently bought a multi family and I’m going back and forth on which flooring to put down. It currently has hardwoods but they’re **** and thin and I don’t want to refinish them a lot of pieces are chipped and missing etc… the kitchens already have tile and I’m doing porcelain tile in the bathrooms. What should I use for the bedrooms and living rooms laminate or lvp. I like the sample I got from floor and decor which was the mountain valley waterproof laminate 12mm but friends are suggesting using something like cashmere oak ridged core lvp with cork backing which is 6.5mm with a 22mm wear, again I have no experience with either so your opinion is appreciated. I’m looking for something durable that can take a beating as rentals usually do

Hey fellas does anyone have experience with bug bombs? I want to put a few in a new property I’m getting not sure which are recommended and if they’re effective. Any advice would be great thank you 

In fairness the yard isn’t a yard for bbqs or entertainment it’s strictly parking I agree it shouldn’t be invasive and that’s why it would only be towards entry points of the house. I dont really see it as being invasive to the renters it doesn’t show anything that goes on inside the doors. I mean there’s cameras on every street corner in New York do you walk by them and feel uncomfortable? Only if your doing something wrong and as a home owner if someone was doing something wrong I would like to see it 

Hey guys I’m new to landlording and I wanted to install some security cameras outdoors to capture front of the house the yard and driveway, does anyone know which cameras would be best something that I can watch on my phone while not at the property if need be. Also curious how to go about the wifi that’s usually needed to power the cameras do I ask the tenant for wifi or do I just get my own plan looking for all recommendations thanks in advance.

Appreciate both replies fellas. The surrounding area is not the best but not the worst and I do take pride in delivering a rental that is a place someone wants to call home and appreciate and in the same regard I also know not all but many tenants have no regard and don’t treat the home as theirs. I am leaning towards the side of repairing things since it won’t add much if any money to the rental the bones are good just looks like previous owner lacked a renovating for quite some time

Hey guys I’m trying to get into my first multi family, if everything goes accordingly I wanted to know what you guys recommend. It’s a 3 over 3 both units need rehabbing. Should I just repair the walls plaster sand paint or gut and replace. The floors are trashed in the kitchen where they currently have tiles, it’s high ceilings should I just go on top of the tile with lvp or remove the tiles. Should I keep it simple regarding what needs to be repaired and not dump crazy money into putting new stuff and focus just on repairing since tenants will most likely destroy stuff regardless. Just new to this world trying to see what you all recommend. Assume nothing is in bad condition to where it’s a hazard or dangerous just trashed and on the dirty side

Haha yes I too am a ball player so I’ve heard it my whole life I appreciate the mention I will reach out to him, I am just starting out in this investment multi home I know that this is the place to ask questions and gather insight on people that wish they would’ve could’ve done something different just trying to avoid mistakes other people made and better myself. I do understand that putting 3.5% down and leveraging 96.5% is difficult to cash flow in the ny nj market so I’m not in it for that immediate return. Just looking to see what should be acceptable and if it’s a wise choice to still buy without the immediate cash flow. I feel like in the long term the house is paying itself and when I have the 20% equity I can remove the pmi through refinance and by that time some of the house is paid off and that alone will produce cash flow with the same initial 3.5% investment. To me it makes sense but a lot of other opinions have told me that’s not the right mindset to have and if you can’t produce a return immediately it’s not worth doing and when I hear that, that’s the response that makes me second guess if I’m doing something wrong
