There are definitely a lot of good strategies posted so far. Here's an idea I've watched work well. What do you all think of how it would work for this situation?

If you are trying to get $1695 and would like a 12 month or 18 month lease, try offering two months FREE move-in bonus.
One month for 12 and two months for 18 but the rent is $1750

Two months of $1750 is $3500.
Divided by 18 months it's a savings of over $194 per month or $1556 per month. What a great discount for the tenant. Not good for the current owner though.

Great for the new prospective owner though. You can sell the house with a more attractive lease. It also makes your house stand out in a crowded market.

My immediate neighborhood of East Los Gatos is turning over. Seems like just as a few of the remodels are completed new ones spring up. The lots average about 8500sq and the houses are 1500sq 40yr old single stories. People buy these for $1.2m and usually add a 2nd story to gain sq footage to 2400sq plus and one of these sold recently for $2m So now there is a nice mix of upper end homes for families to raise children with seniors and the upwardly mobile who invest in the desirable location.

As far as growing goes, there is not too many areas to expand into around the foothills of the west bayarea so this is pretty much standard fair for the whole west side. The east bay and north east have expanded tremendously and south of the bay in the Garlic capital of the world, Gilroy and Morgan Hill have seen a lot of expansion with some serious appreciation even in the last year or so.
