Hello all from Sunny Florida. Question:

What are the zoning implications for buying a SFH that has been converted to a duplex? The current zoning is RSC-9 (Residential single family conventional). There are two separate electric meters on the property with a well for water. Thanks for your time.

Thanks everyone for all the great info. So basically, for auction/cash investment properties purchases,  the title search is included in due diligence,  title insurance is for future title problems. 

I am researching buying investment property through an auction. Should I get a "Title Search" or "Title Insurance"? Thanks
