Hi All! I am looking for medium-to-large size multi-family properties in the Memphis area. Up to $5M purchase price, 100 - 150 units and 7% minimum cap rate. Class B-/C. I'm also open to smaller properties 20 - 30 units to possibly put on one loan.

Hi Angela! Welcome to BP. I've recently located to Dallas, and I have have to admit, it's been tough. I've recently closed on a duplex last month in the North Oak Cliff area. I'm able to house hack, but it was a hard find. Unfortunately, due to such a saturated market, I've decided to switch direction to multifamily apartments (35-50 unit properties). MLS is definitely NOT the way to go here. It's all about off-market properties. They main way to find them is coming up with a marketing strategy that works in your target area. McKinney is hot, but i recommend ditching your agent, doing your own marketing campaign, and negotiating your own deals (owner finance, lease options, etc.) I am happy to share any other information that I've learned since moving here. Is it me, or is the ability to search for files in the BiggerPockets FilePlace disabled? I was certain the last time I was on this site that I could search for specific files. For some reason, I'm not finding that capability anymore. Can someone help?

Would love to meet up and bounce ideas around. BTW you're not crazy. RE just isn't a normal conversation for most young people. Let me know if you guys decide to meet up.

I'm looking to do the exact same thing (except I'm looking for a duplex). I think it's a great idea. There is nothing wrong with house hacking and still having to pay for rent. If it meets your goal of building equity and getting your feet wet, I think it's a great plan.
