Thanks Timothy.  I do understand the benefits of staging and agree with your points.  I think my hesitation is related to @David Hines comment.  I'm right in the middle....$250k price point.

Thanks Paul.  I'm running the comps again.  My only hesitation there is that both offers/contracts I received were at (very near) asking price. 

I have considered renting furniture and going the DIY route.  I need to dig into the pricing on that further.

What about "virtual staging"?  You can get someone to Photoshop furnishings into your pictures?  Might get more showings, but then they still need to visualize when then get there.

I'm interested to get some opinions on whether staging a home is a good investment.  I am new to flipping and have learned a lot on my first flip.  The biggest learning is that I priced it too high, which added way too many DOM to my listing.  I am currently priced right (at least I think I am based on the comps).  Last price reduction was 40 days ago.  The house is vacant and I am not getting many showings.  I have had two contracts but each fell out during the option period for different reasons. I am in a good market (Houston suburbs).  Holding costs are beating me up on this one.  I hate to drop another $2500 or so but if it would make the difference I would consider it.  Thoughts?
