You're correct about the forms Kevin. There will only be 2 forms involved with the transaction which is your p&s and assignment agreement for buyer. Normally wholesalers get the property under contract for 30-45 days, allowing enough time to market it. As far as your contingency, I just say subject to partner's approval. Get an inspection period for as long as your contract stands so you have every day to show the property to your buyers. So I've been reading more and more and I've decided I'd get into lease options but that's for another thread. I have a question about option agreements vs. assignments/double closing. So I was thinking that for those sellers that aren't motivated maybe I can sign an option agreement with all of them, allowing me to have some properties to market in the meantime of finding other deals. The idea is to keep the property under option maybe 90-180 days also making my profile look more full if I don't have any immediate wholesale deals available when buyers visit my site (coming soon) Now does options allow me to have access to the property to show potential buyers? I know once I find a buyer, I then have to get the original purchase and sales agreement signed by seller, then assign to buyer. I hope I'm making sense

Thanks for your support everybody. I plan to do nothing more than rise on top. I'm still in this 100% hungry to close my first deal. I'm sure I will have an update of a few properties I get under contract this weeks. The goal is 5. Let's see how this goes. Thanks again

Long story short, I ended up not closing on my first property. Why? Well now that I have a better understanding of comps, and after about 15 showings of the house, I now accept the fact that the price negotiated just isn't going to cut it. I tried talking the seller down but he'd rather rent it out again rather than wholesale it. That's cool though, he is an investor himself and says he has a couple of other properties he may consider selling so he will keep me in mind if he decides to do that. Other than that I wrote up the cancellation notice sent it to the seller. Tomorrow I will send a copy to escrow. Now that my first experience is out the way I'm more motivated to close some deals. Just knowing I was close to closing a deal is a blood pumper for me. I went through the whole process and found my escrow agent and all that good stuff, not to mention I built a small buyer's list from the property I was marketing. Tomorrow is Monday, I have my free trial of FreedomSoft and I also have my girl assisting me now that she believes it's real. So yea its CRUNCH TIME. I have goals set that have to be exceeded. Let's get this money everybody

Iam assigning the contract. I plan on getting a signature, taking it to my escrow and getting paid on closing day. Is there more I need to know?
