@Kusmayadi Djunaidi I sell real estate in Monmouth County NJ and have seen a recent increase in houses selling above ask. I don’t see anyone in my area cutting prices by 50% or even anything close to that number.

Post: Lis Pendens Filed. Bank listed as defendant.

I'm pulling recent lis pendens filings and I'm noticing a number of them have a bank and home owner listed as the defendants.  

Can some explain to me why a bank would be listed as a defendant?

Post: Should I mail to owner occupied distressed properties?

Hi Everyone, 

So I went out driving for dollars last week and compiled a nice list of distressed properties. As I researched these properties through the townships tax records, I noticed that most of the houses are owner occupied.  I don't know what the correct strategy here is or if there even is one so I wanted to get some opinions.  I was typically looking for absentee owners so I took those out to mail and I'm left with a list of properties that are in bad shape but are owner occupied. 

Do you recommend mailing to owner occupied distressed properties?  What do I do here?

Hi everyone, 

I have a 2.5 acre lot in Sayreville NJ that I'm looking to do develop or sell.  I need some feedback on how to go about it since the lot would require some property lines beginning adjusted from to lot next to it which I also own.   I'd like to meet with some investors/builders to brainstorm some ideas.

Hey everyone, 

I'm a newbie looking to get started in wholesaling.  I like the concept, seems like it can be a very lucrative business model if done correctly.  I'm doing a ton of research so I can get started on the right track.  

I came across Chris Goff on youtube, watched his wholesaling video and I was impressed with that he had to say.  Obviously he didn't go into super detail on the video but gave a very good breakdown of what he used in his business and which steps to take to have a successful wholesaling business.  

At the end of the video came the pitch.  He's offering everything he discussed in the video but in much greater detail.  Contains 3 DVDs, large manual, and a 4th DVD with forms, contracts, letters, phone scripts, exact questions to ask sellers, cash offer formula, inspection forms, letters, buyer forms, contracts and much more.  The programs costs $197.

$197 seems like a decent price for what he's offering and I have no problem paying to better educate myself and get the needed materials I can use.   I just don't know if the program has the quality material it's claiming. 

Has anyone tried this program or heard or Chris Goff?
