I need opinions on which is the better choice here. I have this money in my investment account, do I pay off debt by the snowball starting with Car loan and ending on the 2 CC's to clear out monthly cashflow? or do I take the invstment money and put it twards a property which will pay off the bad debt and eventually cashflow? I first thought was pay off the bad debt but then looking at deals 20k can go pretty far for investment? Thanks in advance!!

Thanks guys ! I will keep moving forward, I have seen some possibilities and I am exploring and analyzing some deals now we will see what happens.

@Alex Deacon Excellent news !! And thanks for the advise, I will keep my eyes open here for the time being. We are looking to move to FL in the future year so that is great news. I used to live there and we moved for family reasons. I will keep on looking and see what I can find for deals here until we make the move. Thanks again !

@Alex Deacon Thank you for the information. I currently live in a small area with not much inventory to choose from, what is your suggestion when in January there is actually 0 new homes put on the market till the end of the month and grows from there. (showing you my area size) Do I just take my time and find what comes up, or start looking other places?

Hello, 

I have been doing quite a bit of research on getting started, and I keep running in to this question in my head. How do I decide what my criteria is going to be? Is this a personal decision or is it dictated by the market I am working in? I understand this can not be a blanket answer but maybe some points on what to look for when building your target. Any ideas would be helpful. Thanks !

Just wanted to put up my first post here. I look forward to learning and growing in to this industry. A little about me, I am currently one toe in and I have hit analysis paralysis very hard. (3 Years worth) I was able to get my first property with a VA loan and then we moved and I kept it. I went out and got my real estate license and went to sell but did not make it too far due to my low capital and having to put food on the table for my family. I went back to the job world and I am currently starting to look for properties and listening to the BP podcast daily. In fact the podcast is the thing that moved me to start looking and moving forward again in my real estate goal. There is quite a bit more but there is a start. I look forward to growing and taking action. I looked at 2 properties today and I am starting to feel a small bit more confident. I think the biggest stop sign for me is missing that one detail that will jeopardize the entire deal and my financial future.
