I think Sam’s question is a little different. He’s not asking if he can use a first time home buyer program to buy investment (I.e. non-owner occupied) property. He’s asking if he will still qualify as a first time home buyer, if he has previously purchased investment property.

Is the following scenario possible with “delayed financing”: purchase property all cash for $75k. Do no additional work. Property appraises for $100k shortly thereafter (say, within 3 months). Obtain a mortgage for $75k (75% LTV; 100% LTC)? If so, what type of lender would offer that type of financing?

Hello Bigger Pockets! Wondering if anyone has suggestions for productive networking groups or meet ups in the San Francisco, Silicon Valley, Peninsula, and/or East Bay areas. I'm new to personal real estate investing, but have familiarity with the field via my full time job (commercial construction banker) as well as study I've done on the side (books, podcasts, etc.). I'm interested in connecting with like-minded investors and mentors, and also potentially seeking business partner(s). My experience is primarily on the finance side so if anyone is looking to leverage that skill set let me know. In terms of strategy, I'm focused on flips, note investing, and small rentals in and out of state at this point, based on my capital level, capacity (i.e. time) and experience level. Additionally, any general suggestions or advice for someone just starting out (particularly in the Bay Area) would be much appreciated. Thanks!
