Hey guys I use flipster and it's great. I pretty much find all my deals using it. One problem that I think most people have with it is that there is so many tools, people get lost in it. It saves me a bunch of time putting together offers by streamlining leads and analyzing properties.
BTW... Ignore those Jerry Norton Ripoff reports. Jerry teaches awesome stuff. Most of those sour complaints are form people who put crap under contract and expect him to blindly buy it paying them $10,000. They underestimate how hard it is to find good deals worth paying an extra $10,000 for.

Hello,

I am a fix and flip investor looking for a licensed real estate broker/agent to work as my Acquisitions Manager in the Chicago area. Position is 100% commission based @ $2,500/home put under contract and closed. Goal is to grow to 5 deals/month ($150K/year!). I have tools for both on-market and off-market leads. Will invest in marketing for additional lead generation. Acquisitions manager will also be provided with support from a Virtual Assistant. 

MUST BE SELF MOTIVATED (Do NOT respond if you need prodding all the time)
Must have access to MLS
Must be willing to make at least 5 offers/day (most will be sight-unseen)
Must be able to take rejection. My buy price is ARV x .65 - repair costs
Preferably has alternate income at the start of work as position is 100% commission based.

Does anyone recommend an affordable new construction GC in Chicago? I have 2 lots (Deerfield and Glen Ellyn) I am specking custom homes on @ 3,500SF and ARV of $750K. I am currently only finding CG's that will build between $170-230/SF. This is almost double $/sf what we are paying out west for $1M+ speck builds. Feel free to reply or PM me.

Often MLS' will have ability to add "assistants" under a realtor with their own log-in. If you build a relationship and offer to compensate a realtor to do this you will find one that will agree. Need to really build that relationship first though.
