Has anyone had any issues with selling your property to New Western? They reached out with a cash offer for my asking price and a two week close. Are there issues I need to look out for that would prevent this from closing? Has anyone had any experience selling to them?

Hi - I am looking for recommendations for a hard money lender to complete a renovation. Property is already purchased, just need to to do a 60-90k renovation. Property is on Smith Lake and will be used as an STR. The Airdna numbers look good. I'm having GC's come out to quote me out the project but I'm guessing I'm looking at 100k including overages. I should have a ARV established hopefully in the next few weeks.

Good morning - I am looking to connect with some experienced BRRRR practitioners. I recently moved to Hoover and have a property on Smith Lake that needs rehabbing. I plan to STR it and scale from there once it starts to cash flow. I would like to find a few local folks that I can lean into for advice and conversation.

Off the cuff I would say that would do pretty well in that area. Sign up for AirDNA for that specific location and don't forget to use your BiggerPockets Pro discount. It probably would be about 20 bucks a month. Run the numbers for your property and cancel subscription if you don't need it. Also review the the VBRO and AirBnB listings for both low and high seasons. With your acreage you would probably also do well during hunting seasons.

Thanks @John Morgan. I was not doing that on my practice analysis. That definitely changes my approach for my first property.
