I would agree with everything @Tanner Cohen stated above. If you develop a relationship with a good lender they will do everything in their power to match rate, save on fees, etc. Typically they'll give you the best deal they can upfront but they always have room to sharpen their pencil but you need to give them a reason why. 

You know you have someone you can trust when they advise you take a deal you've brought to them because it's so good.

Pay yourself first & live on less than you make. 

Set up your direct deposit to stash away a determined percentage that isn't in your normal bank account. Out of sight, out of mind.This can be a separate savings, retirement account, etc. 

Every time you get a raise or a bonus stash that additional amount there, you won't even notice the difference since you've been living on less. 

BUDGET - Just like diet & exercise. Numbers on the page will make you think twice. You can exercise an extra hour or eliminate one snack both have the same net outcome.

Hello Everyone - My name is Tom and I am a 28 year old Application Engineer from Portsmouth, NH looking to get more involved in real estate. I discovered the BiggerPockets podcast within the last year and have been hooked on using real estate for passive income and an investment vehicle ever since. I just bought my first unit this past year that I am living in now, a 2Br 2 Bath condo in Portsmouth, but looking for a second turnkey or BRRR property in the Portsmouth, NH - Portland, ME market. Excited to learn all I can and would love the opportunity to meet up and learn more from someone with experience in these markets.
