Hey Mario,

The best way to get started is with a 203K loan.  You have to live in the property, but you can use the bank's money to renovate it with the lowest money down possible.  If living in the property is not an option, then go the conventional route with 15-25% down.  Still cheap money, but you've got to have a decent down payment.  If you don't qualify for conventional financing, but have cash for down payment, then there are numerous "business purpose" lenders out there that will help you with a no income verification loan, depending on credit, up to 80% loan to value.
