Tulsa has been a great market to invest in. Landlord friendly laws and cash flowing properties. Lots of properties in that price range, but just like everywhere else, inventory is really low, and finding them is the rub. I'm an investor and realtor in Tulsa. I frequently work with investors from out of state. I'm happy to connect and discuss offline.

Hi @Kyle Plunkett, I've looked at that area with some interest in acquiring a rental. If it's under market value, it may be a good move. I'm happy to discuss it with you if you want another opinion on the particulars of the deal. My concerns with rentals in that area was a slight decrease in the renting clientele. My personal preference is to acquire A or B class rental properties.

Tulsa, OK is a great market for investment properties. Typically they cash flow. The avg home price is 30% below the country avg. I'm a realtor and investor in Tulsa. Let me know if you'd like to chat.

A friend in Chicago has had to drop his rents in two units. I haven't had this issue in Tulsa

Welcome to investing, I'm happy to connect. I'm a real estate agent and investor myself. In response to Terre, there are a LOT of duplexes in Tulsa, but people typically don't part with them.

Hi Erika,

I did exactly what you thinking about doing. My concern was that I had a house that was way nicer than your typical rental. It's worth ~$300k and I built it in 2012 with a lot of extra nice finishes. I use this calculator all the time for evaluating properties including my own. www.calculator.net/ren.... So far everything has gone well since I rented the house in May. I currently cash flow $700 a month after all my expenses. You definitely won't get a better % rate if it's labeled as a rental property, you'll want to refinance before you move out as your primary residence.
