Housing prices in SLO have taken a considerable dip. You can tell because you see the same houses with for sale signs month after month. Yes, there is a major housing shortage because the university is expanding, but the SLO city officials don't want any more housing to be built. This really only increases the rents and decreases the vacancies, since nobody wants to buy, but everyone is looking to rent.

It is still impossible to find a cash-flow property here unless you put a considerable amount of money down, and then your ROI goes to crap.
