Thank you. That is exactly the answer I expected. This is obviously not a just pick it, get it under contract and sell it process.

I think I will at this time leave the multi dwelling conversions alone and work on the basic wholesale it process.

This is the type of info I am looking for. Also I assume building costs are going to differ from rehab costs. Is there a consistent difference between the two? I would want to build to the same standard I would rehab. Currently for analysis to update kitchen, bathrooms flooring and paint, I am working with $30 sq. ft.

Yes I am wanting to analyze the property to wholesale for multi-family. 

The lot is aprox 1.25 acre.

I am seeking advice on a property that has a single family dwelling on property zoned for R5. What do I need to know in analyzing this property for wholesale?

The Question I am trying to ask is,

How do I asses a property that is currently a single family property, but zoned for multi-family. There are teardown costs, construction costs, how many units, unit size, ie number of bedrooms and bathrooms, etc. As a wholesaler what do I need to analyze and rep to a potential buyer? ...and to figure what price to contract the property for, and what should I expect for my "piece of the pie?"

Hey all,

I am looking at a single family property that is surrounded by multi-family and commercial properties. I have asked my agent to look into the zoning on this plot to know if it is zoned for mutli.

In the mean time I want to analyze the property from the perspective of it being converted to a multi-family prop, how do I go about doing that? 

I am approaching this from the perspective of wholesaling the deal, which is being marketed and priced as a single family dwelling.

My wife and I are new to this in every aspect. Currently working to wholesale properties in the Puget Sound area, but hoping to transition to include rehab and flip, and owning rental properties. So, biggest thing right now is to build our buyers list for wholesaling.
