Back in th 1990's I bought fix an rented out my rehab and 10 years later sold for big bucks

I think these flip guy would be better off holding a few years before selling

Hello i have been renting section 8 foe the last20 years. I have section8 in Hawaii an San Diego

both section 8 are totally different in Hawaii if a tenant does not pay their rent they eill get kick off section 8 an in San Diego if a tenant does not pay their  rent nothing happens. another thing tis the section 8 inspector will have you move the smoke detector. Each inspector has different set of rules. 

also, when the inspector finds fist hole in the wall they will say it' the landlord fault not the tenant's.

the reason they do this is if they leave it up the tenant to fix it will never get fixed so they hope the landlord will fix. I have had great section 8 tenants and bad section 8 tenants over all i like section 8

I had a hard time raising rent every year but I learn the hard way that that ishoulr have. I had a six plex on SanDiego that was owned free and cleari was getting $700 a month foe ranch place

The I sold the six plex for good money since th property as in cailfprmia th property tax was $$1400@a year andthe new owner would have to pay $3000a year.six months after I sol the place two of my old tenants call and ask,if I had any other place for rent the owner raise the rent to$1750 amonthnut. OST of the old tenant’s where still their afoul have made$70,000 a year more by not raising the I could have use that money I though if I raised the rent my tenants would move out but I was wrong.

Does anyone have short term rentals in Kissimmee Florida? What are the pros and cons?

I'm thinking of selling property in Hawaii and investing in a single-family home in Florida.  Where in Florida is good?  What about a rental in a 55+ community?  Does anyone have experience renting in a 55+ community?

Well COVID killed the Hawaii market with not letting people into the state without we had tons of cancellation we lost $5000.00 a month but we live in paradise
