Awesome. Thanks for the feedback. Larry F. and Jake Thomas - a follow up question. The property I am looking at is a condo. So what's the best way to be sure there is no over due HOA fees or to make sure that if I win the auction, the title will be clear??

I want to bid on a property that is due to be auctioned on auction.com in the next few weeks. I would like to understand any additional costs or risks associated with bidding. So, I am curious what other expenses I could incur through the process, other than what I plan to bid. Any experience or suggestions are greatly appreciated. Thanks!

Hi Nick Cachaldora I will be relocating to the Fort Lauderdale area within the next month. I am looking at a very similar strategy as you mentioned above. If you'd be up for it, I'd like to connect when I get settled.

Does anyone know if it is possible to write up a settlement sheet to show a lower sales price, and "prepaid mortgage interest" as a line item. Not at all sure if this is doable but I am looking for ways to lower the transfer taxes and create a larger tax deduction. I have a property I am negotiating and am bringing a decent chunk of change to put down and the seller will carry the remainder as a mortgage. The seller will net the proceeds regardless, but I was wondering if I could have the settlement statement look like part to the cash I was bringing to put down, could look like "prepaid mortgage interest" essentially lowering the sales price, netting the seller the same proceeds, and creating a nice tax deduction. Appreciate any feedback!

From a new MH inverstor, I am looking for some good methods for due diligence when considering the purchase of a mobile home park. I pasted on an opportunity recently because I really didnt't know how to go about verifying all of the items I would need to check before making such a large investment. Having that said, I am not sure even what to look into.

Is there any seasoned investors out there that can give us new guys some insight into this side of the mh investing?

Could you list what you check, how you analyze, how you inspect, how you value, and of course anything else that you do that helps to make an informed and educated decision when considering buying a park.
