@Adam Craig this sounds terrible, sorry to be blunt but you need to think big, does that sound like a billion dollar brand name?

@Zk Lani i use Reolink 4g camera powered by solar panel, you install the unit right on the gutter (quick and easy). 24/7 HD access to your property including night vision infrared features. Reolink includes cloud storage free for one device. 4g ensures that power outages will not disrupt internet signal.

I'm somewhat familiar with that area and think you should be fine. Definitely can understand the nerves, it's really just a change in mindset. You'll do fine, DM me if you have any more questions, will be happy to help.

@Scott Greaney which neighborhood in Bristol are you looking at? Rents and the type of tenant you can expect will vary depending on the area. I’m charging $925 first floor and $875 second floor. I could probably charge more but the tenants have been good so I only raise every other year.

@Jon Schoeller I agree with what you’re saying on PM wanting to be full time. I haven’t been able to find a GC who can meet timelines yet.

@Scott Hollister This particular property is in Stafford Springs, I plan on self managing this one to completion as it’s already in progress but definitely interested in finding someone to help PM for the next project.

Hi everyone, hope all had a nice summer and are ready to get into the Fall/Winter seasons. I'm currently working on a house flip in CT; however, I've found it challenging to self-manage the rehab while being out of state. I have used general contractors in the past; however, in speaking with an acquaintance, he suggested using a project manager to help keep the project moving to completion and within the original budget. Has anyone used any project managers in CT and if so, would you be open to sharing your experiences? Thank you.

Hi everyone, any recommendations for an insurance broker in CT who provides policies for fix and flip properties? My insurance company noted they do not specialize in coverage for buildings in the renovation process.

@Dan Leyden @Minna Reid I should have clarified, I will certainly reimburse mileage and provide compensation on a by property rate. Not looking to waste anyone's time, this is meant to be a win-win situation for both sides.
