Post: Considering investing with Holdfolio

Every investor that I know, including myself, has their investment underperforming.  They can’t hit pro forma and one of the deals recently just exited way below the projections.  PM if you want more details.

I don’t believe Brandon Rooks and RP Capital with Ron Phillips are connected...at least anymore.   Brandon may have worked with Ron Phillips in the past but ever since he went off on his own as Rockstar Investments, haven’t heard good things - lost a lot of money for his clients doing flips in FL and very hard to get a hold of.  I don’t have any experience with RP Capital but seems like many on this thread do.

I recently saw a video on Rockstar Investments investing opportunity with a gentleman named Brandon Rooks. The only reason why I had heard of them is because a colleague of mine invested with them and ended up losing money. They did fix and flip deals in FL that were supposed to take a few months and now apparently will take years to recoup money with uncertainty of recoupment.

As I look into investing in various opportunities, I wanted to do some better level of due diligence on the sponsor and I thought BP may be a good place to start.  And at the least, my friend’s experience is making me hesitate in working with Rockstar Investments and Brandon Rooks in any capacity.

If anyone has experience with this group or other excellent sponsors/managers/companies in real estate investing, please chime in!  Looking for solid return buy and hold, lower risk, low hassle options.

Thanks for your comments and advice.

I disagree. I think they are socialpaths. You may have gotten into real estate investing because of them, but you would have gotten in without them anyway if your drive was there.

I have multiple unanswered emails, emails that claim that Oceanpoint is just their subsidiary (because you’re right, the document you sign is not their company, so I did ask about it), and other delay tactics to cover up why rent wasn’t received.

But they’re not in it for you, they’re in it to make as much money as they possibly can as fast as they can.  They knew the problems from the get go and even after finding out about them, they now distance themselves from the whole thing saying it’s not their fault.

Either they are complete Ponzi scheming white collar criminals OR they are grossly inept and incapable because of negligence posing as experts in this.  I don’t see any other way to slice it.

And if you didn’t get burned buying one of their trash properties, you are one of the VERY lucky ones.

I posted this thread originally because I wanted to prevent people from getting into the same situation that I had gotten myself into. If after reading this thread (among many other threads and other reviews) that all consistently raise doubt about Clayton Morris’s integrity, character, and fraudulent business practices, you decide to invest with him...Godspeed.

There are many ways to invest your hard earned money to generate a return.  This is one surefire way to lose your money along with your peace of mind.

Full disclosure: I am not a competitor ...I am, however, an investor that got burned.

Behind the facade of these educational videos of him and his wife are two derelict swindlers.

I’m trying to work through the details of each of the PM companies in Indiana myself. I can’t make a recommendation because I am not familiar enough with each of them yet.

If you send your email, I can forward your info for the class action.

Property manager recommendations that are reliable and trustworthy in Indianapolis would be really appreciated at this point… Then hopefully many of us can move away from this debacle and hopefully get the property back to being a profitable investment.  Thank you.

Then here is the reply from Oceanpointe...just to keep everyone in the loop:

-----------------------

We are very sorry for the inconvenience that this has caused. We had tried to work with AHI to strengthen our services and unfortunately that has not been the case. Many of you have been with us for a long time and know that we run a tight ship. Due to blogs like bigger pockets and many other naysayers and competitors that have been all over us we have lost employees and clients. We have since replaced those employees and have people back out on the streets which is what makes us different then all other c class management companies . All of us at Oceanpointe intend to go forward as we have for the past 22 years. We are not going out of business we are merely restructuring going back to our old way of doing things that made us successful. Basically we are slowing down to speed up. We would love anyone who's interested in staying with us to schedule a call with xxx or xxx over the next 30 days to discuss how things will work going forward. If you're interested in staying with Oceanpointe please schedule a call with us we would love to talk to you and get you back on our team. To schedule this call please email Myself at
