@Jonathan Taylor Smith thank you so much. I honestly don’t feel like much has changed since your experience with them. I agree that the $3000 was NOT optional...

Do you mind sharing which HML you went with and if they were willing to lend to an individual or only an entity?

@Tom Shallcross thanks for the links about the company! Very informative.  I'll keep looking.

Has anyone used the hard money lending company, 'Do Hard Money' before?  Is it standard for HMLs to ask for a one-time deposit of $3000 that includes: 1) evaluators going out to property to determine whether it's a good deal, 2) enrollment fee and 3) "skin in the game"?

After the first deal is complete, they refund $2,350.

@Charles Carillo I’m definitely seeing a trend that I need to consult both a CPA and an Attorney. Now I have to find one 😉!

@Natalie Kolodij I've read that you should get an LLC if you're doing buy and holds and go with S Corp if you're flipping....

@Natalie KolodijI’m getting an S Corp. because I will need one eventually and because I also need hard money lending. Most of the hard money lender’s that I’ve reached out to will only lend to an entity.
