@Anthony Hurlburt Agreed. I just saw that same info on Zillow and it makes sense.

@Deanna McCormick, Thank you for your input as well and along that line is with a child as part of the Family. We are concerned about the child being old enough walk, climb, etc..  Toddlers as we all know are curious, and we are afraid that a Toddler may find a way to climb up on the balcony and fall off! Not sure how to word this possibility into our Lease Agreement, or do we make sure that the Tenants Renters Insurance covers this possibility?

We are new Landlords and have a 1/1 upstairs Condo and our Lease Agreement states any additional people living there in besides the named Tenants will result in $150 additional rent. We have a few questions for you more experienced Landlords:

 - What is the Maximum Occupancy of a 1 Bedroom/1 Bath Condo? We feel 2 adult Tenants are about the maximum, and adding a child is pushing it.

 - Do others rent to a couple with a child and charge extra for the child or is that asking too much?

Also, our concern with renting to a Tenant with a toddler is that our balcony connects to the roof on one side and the child (toddler) could potentially climb up and over the balcony, or climb on the roof and end up falling off. How do we protect ourselves in this situation in terms on what language to add to our lease agreement, etc.?

I realize this thread is a year old but the discussion still reflects our current situation.

This new rule applies to Palm Springs city limits only and not surrounding communities (I.e. Cathedral City, etc. ) correct?
