This property was brought to me from out of town for a flip potential. I am brand new to the game and was hoping to get some advice/input from the BP community. My first question is, based on the couple of photos below, what major issues are seen and also costs involved to rehab, mainly the first picture (exterior). 

My second question is this was a duplex before, should I stick with that (duplex) as a buy and hold, or turn it to a SFH?

Really appreciate any feedback I can get!

@Ryan Camenisch Thanks Ryan. My wife and I have been going back and forth on the idea of flipping for our first investment opportunity. Also, I will be looking to buy a primary residence in the Lexington area as well, and see that you are a realtor. Maybe sometime in the near future we can set up a meeting.

Hi BP Community. I am new to the site and have been listening to the podcasts for all of about one week. I currently have a full-time sales position, which allows for a flexible work schedule. I am very interested in learning from the BP community everything there is to know regarding REI, starting with the very basics.

I currently live in Ashland, KY but am in the process of moving to the Lexington, KY area. I would like to form connections in the area, but would also like to form connections with anyone with experience that can offer well-rounded advice.
