@Nathan Gesner, thank you....great stuff.  This will be my initial look at the property to see if we want to move forward.  Thanks for this information....it all helps in making sure we don't miss anything and have as much under control as possible.

Buildings built in 1985.  Single story.  Vinyl siding.  Just more food for thought. :)

Hello!  2nd post and we are just trying to jump into this investing world!  I am about to inspect a potential multi-unit property and was trying to search this site on the best "checklist" for me to follow, so I don't miss anything.  Any tips on this initial inspection?  Checklists to follow?  Truly appreciate your help!  Have a great day!

Thank you, Tarik.  Any way to be best prepared for my meetings with these folks?  Is it best to have the property information with me, or best to get these financials worked out, so I can act as quickly as possible when it is time?

I have a relationship with a mortgage broker but only for my residential propert. I am looking at two options. 1 - duplex for approx $85k and/or larger multi-family over 4 units for $400k. Is he a decent place to start the process? Thx in advance!
