Same level of the house but obviously need to take a few steps from the basement to get to him.

Hi guys

I need some help, I just bought a new SF and the backyard is all old concrete (49ft x 40ft)

I want to sell the house but I want to fix the backyard so I will be able to get top price for my house. 

So I thought about this options:

1. Put artificial turf

2. Paver it

3. Other idea???

What do you think is the best to do there with the lower cost? Any other idea? 

BTW taking the concrete out and make a nice garden is very expensive do that’s off the table.

How do you deal with the threat of natural disasters, take the last hurricane (Michael) for an example how can you recover as an investor from a disaster like this?

Especially in Florida when every year (almost) they suffer this kind of threats.

As a flipper its very hard to find insurance company that will be ready to cover your house.

As a home owner for rental: How much will the insurance company will cover in case of total disaster like this? Is it the state responsibility?

Because in the whey that I see it, it's not the question of IF it’s the question of WHEN.

So, what do you think and how do deal with that?

Because i cant inspect the house before bidding, What happened: if win a bid -> inspecting the property-> decided to back out because the rehab costs are to high

Do i have to pay anything?

Can i renegotiate?

I know that this is a tough business and that on my first flip there is a chance that i will not earn money, but that's the way learn. 

I contacted with really good agents that brings very interesting deals so far, they have their contractors that i hope to connect with.

BTW what do you think about buying all the materials myself? i read on a book an advice to do that on a first flip, that way you can learn more about the business, costs, etc..

When your area get really expensive you start looking for affordable areas to invest in, i actually know investors that are Very successful in that. so that makes me believe that its doable.

I can see that you are from Cleveland, Ohio it would be great if you tell me more about this area for flippers.

Hello 

Would like to hear your opinion and recommendation about an area to flip houses.

My budget is 100k (before rehab costs) per house and hoping to make 10K-20K net profit for each.

So i am looking for a healthy, growing market to invest in.  what do you think? will be happy to get any advice !
